RENTAL POLICIES & SHORT TERM RENTAL AGREEMENT
Thank you for staying at our condo. A $200 Deposit is due to secure vacation dates. Rental Fee is due 30 days prior to arrival. Deposit is fully refundable and will be returned 14 days after departure providing there is no damage or theft and that all policies and conditions are followed. Upon paying the $200 deposit to Paul Wafford, the owner, YOU of YOUR ADDRESS Tel: XXX-XXX-XXXX,, the renters, agree to the following: a rental fee of $XX.00 including tax is due by 06/11/10 to secure the rental. Total due including the deposit is $XX.00. Arrival is 07/11/10 and departure is 07/18/10. A key to the condo along with a map will be mailed to you upon receipt of the full rental payment. Those staying in the Unit are: YOU + X Children.
We want you to enjoy your stay and to come back year after year to enjoy our condo. Please remember that we are private owners of this unit and it is our second home. We kindly ask that during your stay you care for our condo and it’s furnishings as they were your own. Please read all rules and policies below. Violations of any of the policies may result in forfeiture of full deposit and/or eviction. Thank you!
Maximum of 6 persons can stay in this condo. Renter must be 25 years of age or older. If you are traveling with children, you are responsible that they also adhere to the rules and policies below. NO eating on the bedding or living room furniture and NO sitting on any furniture with wet suits or tanning oils. Clean up any spills on tile, carpet, bedding, or furnishings thoroughly right away. Absolutely NO smoking, NO pets, NO cooking or climbing on the balcony, NO hanging wet towels or clothing over the balcony, NO under age drinking,. NO children under the age of 18 to be left in the condo or on the premises unsupervised. This is a family rental only, NO vacationing students unless accompanied by a responsible parent or guardian. There will be NO refunds or credits for late arrivals or early departures and all guests are required to abide by all rules and regulations of the property and to respect the rights and space of nearby homeowners and guests. Taxes are 11% and are included in the rates above. Cleaning fees are included in weekly bookings. There is a $100 charge for cancellations within 14 days of arrival. There will be a $200 charge for cancellations within 7 days of arrival, any cancellation is subject to a $20 Admin fee if prior to 14 days before arrival. Late departures or early arrivals will result in a $10 per hour charge unless previously arranged. If emergency repairs are required, please go to the office or unit #5 ASAP and ask for the manager. If they are unavailable, please contact Paul Wafford ASAP at 678-518-4302 or 770-337-0405. The renters agree and understand that the owner is not responsible for damage, loss to personal property or any injury including death to any persons staying or visiting in the condos listed above and will hold the owner harmless thereof. This is a vacation rental only and under no circumstances to be considered a place of residence.
You will need to bring your own: Paper Products, Beach Towels, Coffee and DVD's. Pool side chairs are provided and there are beach chairs and umbrella, pool floats (if used please deflate them before leaving), and 2 fishing poles (the black poles in the master closet) in the unit for your use. Umbrella’s and chairs are also available for a daily, half day or hourly charge on the Beach.

CHECK-IN LIST

Check in time is 3:00pm unless prearranged otherwise.
•
Adjust Air Conditioning/Heat to comfort.
•
Locate Fuse Box (Kitchen closet) and turn ON hot water.
•
Report to owner any items or furnishing that may be damaged or needing attention. Call 678-518-4302.
CHECK-OUT LIST
•
Check-out time is 10:00 am sharp unless prearranged otherwise.
•
Put all dirty towels and sheets in the bathtub.
•
Please leave a note for the cleaning lady if any comforters, bedspreads, pillows or shams have been soiled.
•
Load and start dishwasher.
•
Remove ALL items from refrigerator and freezer and wipe up all spills.
•
Take out all trash and put in dumpster at rear of complex.
•
Close the curtains and the blinds.
•
Turn OFF the hot water and ceiling fans.
•
Please adjust the thermostat to 78 AC during summer, 60 HEAT during winter.
•
Please report any damages or items that need attention to Paul Wafford on 678-518-4302.
•
Upon leaving, be sure turn off the lights and LOCK THE DOORS
•
Mail the key back to us within 7 days & HAVE A SAFE JOURNEY HOME AND PLEASE COME AGAIN
